Abstract

The current building subdivision in Victoria is started from Strata Plan which can be dated back to 1960s. The plan describes 3D subdivision on 2D drawings and the legislative support for this subdivision is same as the other subdivisions. In the early 1960s, the apartment buildings structure were simpler than the current structure and the old drafting system is not adequate to illustrate the current complex design with irregular shapes. The simple land subdivision usually subdivides land on the plane view. Unlike the estate subdivisions, building subdivision is usually subdividing space vertically and it includes common properties which also leading to owners’ corporation. As the complex information are mixed on a 2D plan, non-surveying background user will be hard to understand these terms. These terms are very important in law and defined the legal rights and obligations for the owners. As more and more building subdivisions are used in the recent years, there is a demand to simplify the complex surveyors’ plans into easy understanding models which can be kept on government department website and easily accessible by the users. Although, the ePlan has commenced in Australian states including Victoria, however, it has been limited to traditional land subdivision in practice. The aim of this project is to identify the limitations of existing 2D building subdivision plans and develop a model to illustrate the cadastral boundary for building subdivisions so that the users understand the rights and obligations of building subdivision in an easier and efficient way. The objectives of this project is to develop a model for digital 3D boundary subdivision taking a case of Victorian Cadastre. It has been expected that this research will contribute for the practise in future building subdivision titles used in digital cadastral database and Cadastre 2034.
