Abstract

In construction industry, a documented terms and conditions on which both the owner and the contractor of the project mutually agree is known as a contract. The research project is about studying the types of advanced contracting processes such as Public-Private Partnership Contract, Early Contractor Involvement Contract, Alliance Contract and Construction Management Contract.
The importance of this research project is to suggest a suitable preference for these advance contract processes in government and private sector based on the type of construction project and the benefits and drawbacks of using the selected contract type.
Traditionally, engineering and construction contracts have been awarded on the basis of lowest price submitted by contractors assessed as capable of delivering the contract and have been administered through what can be an adversarial approach involving the principal, the contractor and the superintendent. To increase the efficiency of work and decrease the possibility of dispute between the related parties of the contract, advance contract processes are introduced in construction industry. The use of these advance contracts can be made by adopting them under suitable conditions of the project which will help in saving time and cost of the project.
The aim of this research is to study the advanced contract processes and suggest the benefit of using these contract for specific type of construction project. This is done by using questionnaire survey and using information from case study of projects for qualitative analysis as a methodology used.
Most recommended suggestive results are obtained with the proposed method of comparison of advance contracting processes. And the conclusion obtained is that for large complex projects, Public-Private Partnership and Alliance Contract are the most suitable whereas Early Contractor Involvement Contract and Construction management can be used for commercial construction project.
The use of traditional contracting processes such as Design and Build, Lump Sum and Fixed Price Contract can be used as a part of secondary contracts under Public-Private Partnership, Alliance and Construction Management contract where private sector parties are involved and contractors are selected by private sector partners for project construction.
