Abstract
An increased emphasis within the construction industry on aspects such as costs, labour, scheduling and the environment has seen some positive trends emerging over the past few decades. This, together with advances in technology and design has proven the use of modular construction to be more viable (Haas and Fagerlund 2002). Some of these trends and advances in technology and design include ‘Integrated Project Delivery (IPD)’, Building Information Modelling (BIM), Lean Construction, and Green Building.
The broad aim of this project is to investigate permanent modular construction of commercial buildings, identify the key aspects in successful modular construction projects, and identify the areas in Australia where advances have been made up to date and potentially can be made now and into the future. In so doing, the benefits relating to this type of construction can be fully realised.
Literature relating to this topic shows that there can be numerous advantages to most parties associated with the use of modular construction when undergoing a commercial building project. It has also been recognised that off-site manufacturing
can be a “key vehicle for driving process and efficiency improvements within developed construction industries” (Blismas & Wakefield, 2008). Compared to other countries such as the USA and the UK, the adoption of these construction
methods in Australia has not been widespread. Any advances, whether they be technical or to do with skills and understanding of the process, can only help move this specific area of industry forward. Especially in Australia.
